Every figure is an average contract. Which homeowner and which set of furniture you get is random, so a real hour lands a little above or below. Planks, logs, runes and steel bars are priced at what they cost to buy right now. A figure with a ~ is an estimate: experience an hour is the middle of the range players report, and the Astral Contact box adds a quarter to it. Teleports and runes for getting around are not counted. Figures checked against the OSRS Wiki on 20 September 2026.

How Mahogany Homes experience works

A contract sends you to one of twelve homeowners in Falador, Varrock, East Ardougne or Hosidius. Furniture you build takes two to four planks and pays a modest amount for each. Things you repair, a hat stand, a mirror, a grandfather clock, take one plank and pay far more for it. A range, sink or bathtub takes a steel bar. Handing the contract in pays a lump sum on top.

Experience for each tier of contract
TierLevelBuiltRepairedHanded inPoints
Beginner 1 22.5 127.5 500 2
Novice 20 48 160 1,250 3
Adept 50 72 190 2,250 4
Expert 70 112 240 2,750 5

A steel bar pays 120 at every tier. Put together, an average Beginner contract uses 10.06 planks for 879.3 experience, and an average Expert contract 12.82 mahogany planks for 4,375.5, which is 341.3 experience a plank against the 140 a mahogany plank gives in your own house.

Every homeowner, tier by tier

Each homeowner has two to four fixed sets of furniture, and a contract picks one. The table gives the planks each can ask for and how many of their sets need a steel bar. Beginner contracts use the Novice sets, with one of Norman's moved to Tau.

The best inventory for Mahogany Homes

Bring a hammer, a saw, a full plank sack, the rest of your inventory in planks and three or four steel bars. The teleports go in a rune pouch or as tablets, and Amy's saw or an Imcando hammer in the off hand frees a space. How many contracts that lasts depends on the tier, because higher tiers ask for more furniture: type what you carry into the inventory table above and it gives the chance of getting through two, three or four contracts before banking.

Which tier to do

The highest tier you can do is the fastest experience, and the dearest. Many players stay on Adept contracts past level 70 because mahogany planks cost far more than teak ones for about a fifth more experience a plank. The side by side table prices each tier today, and the cheapest setting switches tier for you as the levels and prices allow. A contract cannot be cancelled once taken, so a boost used to reach a tier has to last long enough to build with.

Does the carpenter's outfit work in Mahogany Homes?

Yes, on all of it. The helmet is 0.4%, the shirt 0.8%, the trousers 0.6% and the boots 0.2%, with 0.5% more for wearing all four, 2.5% in total. Since June 2024 that applies to the experience for handing a contract in as well as to the building. The four pieces cost 2,000 carpenter points, and every piece is worth the same for its price, so the order you buy them in does not matter. The plank sack, at 350 points, is the one to buy first.

Mahogany Homes questions

What do you need to start? A house of your own, a hammer and a saw. Speak to Amy in Falador for the first contract. Nails are never needed.

How many points does a contract give? Two for Beginner, three for Novice, four for Adept and five for Expert, whatever the homeowner asks for.

Is it cheaper than building in your own house? A plank goes much further here, at a slower pace. The Construction calculator has every other method priced the same way.
